With the continuous emergence of high-rise and super-high-rise buildings in cities, some super-high-rise residential buildings are only equipped with two elevators, while some super-high-rise residential buildings are only equipped with low-speed elevators, making it difficult for many high-rise residents to find a single elevator.

The quality supervision department found in the supervision that because the elevator configuration is not high, many elevators are excessively fatigued, aging before they are old, and have a high failure rate. Therefore, the old standards in the past can no longer meet the requirements of Wuhan residential development. To this end, in accordance with the requirements of the municipal government to “check safety in advance”, the Municipal Bureau of Quality Supervision, together with relevant provincial and municipal administrative departments, and elevator manufacturers, users and maintenance units, jointly formulated the "General Requirements for Residential Elevator Configuration and Type Selection" 》Local standards.

This standard will be formally implemented on October 28 this year to upgrade residential elevator configuration levels and ensure elevator safety. According to the municipal government’s supporting policies and regulations, after the city’s "General Requirements for Residential Elevator Configuration and Selection" is formally implemented, developers will build new houses. If this standard is not implemented, the planning and construction department will not issue planning permits and construction license.

The new regulations specifically divide residential elevators into three levels: "comfortable, ordinary, and economical", and clearly require that residential elevators in Wuhan must be at least economical.

Judging from the status quo in Wuhan, the current basic configuration of a 32-story building with 6 households on each floor is 2 elevators; according to the new regulations, even according to the lowest configuration of the economy class, 3 elevators are required, each The load capacity is required to be at least 1000 kg. At present, the 50-story super high-rise is equipped with elevators at a speed of 2.5 meters per second; according to the new standard, the minimum configuration must reach a high-speed elevator of 3.5 meters per second. Residential buildings with a height of more than 33 meters should be equipped with fire-fighting elevators, and the fire-fighting elevators should extend to the basement or semi-basement of the building, and the speed of the elevator should not be less than 1 meter per second. The theoretical running time of the elevator from the first floor to the top floor should not be greater than 60 seconds.

The new regulations also put forward "intelligence" requirements for elevators, requiring residential elevators to be equipped with devices such as security monitoring, video monitoring, one-button alarm, and voice announcement. It also specifically stipulates that elevators must also have intelligent devices for "break level" In the event of a power outage, the elevator will automatically run to the designated safe floor according to the design requirements to reduce the time when passengers are trapped.

 

The requirements of the new regulations on residential elevators are more humane. It is stipulated that residential elevators must have at least one barrier-free elevator, and must have a “wheelchair suitable” pattern or text sign in a conspicuous location to facilitate people with mobility impairments. Residential buildings on floors 12 and above must also have an elevator that can accommodate stretchers. Conducive to medical emergency rescue. The machine room and hoistway of the elevator should not be arranged next to the bedroom. When conditions are restricted and need to be arranged next to the living room (hall), effective sound insulation and vibration reduction measures should be taken. The elevator waiting hall and machine room should be connected to the public passage, and the passage leading to the machine room cannot pass through private spaces.

According to the new regulations, the elevator machine room should be dust-proof, should have natural lighting, and be equipped with air conditioning to prevent "heatstroke" in the machine room equipment in Wuhan in summer; when there are multiple elevators, parallel, group control and other control devices should be used to reduce elevator damage. "Fatigue"; residential buildings with a building height greater than 33 meters should be equipped with fire-fighting elevators. The safety door of the elevator shaft should be a Class A fire door to avoid burns. In addition, the waterproof level and drainage capacity of the elevator pit should also be improved to prevent the elevator from being flooded and "paralyzed."
